We value our guardians, the people who look after our properties are the face of our company. Your responsibilities are important to us, and we want to be sure that we have the best relationship with you to make Original Guardians a partnership between us and you.

Our experience in the property guardian business has shown that sometimes people can get into difficulty.  In these circumstances it’s easy to hide away and hope that problems will resolve themselves. If at any time you experience issues which affect your ability to cope with day-to-day issues, we can help.  Original Guardians are able to put people in touch with a number of support agencies.

We are the only company to offer an Early Stage Referral Service and we have access to a number of help organisations.

What we require

Original Guardians work closely with property owners to manage a large variety of vacant properties through our guardian solution.  To ensure that we pick the best people to join our guardian scheme we have a robust selection programme.  Guardians must have core skills to meet our selection criteria.

The requirements that guardians must adhere to are simple and fair.

To qualify

You must be:
  • Over 21 years of age
  • In full time employment or a mature/post graduate student (DSS and housing benefit is not permitted for any guardian)
  • Of good character/responsible – guardians need to be flexible and in some cases be required to move into one of our properties within 48 hours

To apply



To be a Guardian you will be required to supply:
  • Copy of photo I.D. (passport, driving licence)
  • 12 months employment history, together with a written character reference from your employer
  • Written character reference from previous landlord, tutor or unrelated person
  • 3 months recent bank statements
  • Proof of current address (utility bill, etc)
  • CRB (DBS) checks are required for some properties

  • What is expected of me as a Guardian?

    We ask that you live in your room as your main address.  Keep the property clean and tidy and always question anyone you don’t recognise in the building.  Original Guardians will always inform you if any external contractors will be visiting. Report maintenance problems to us and adhere to our guardian rules.

  • How much does a room cost?

    Fees can range from £145 per month, upwards. This is dependent on area, condition of the property and location.

  • What about bills?

    Bills are included in your weekly fee.

  • Are there any other charges?

    No but before moving in we require a £350 security deposit. The Licence fee is payable in advance from the day the room is signed for.

  • Do you accept couples?

    We grant licences on an individual basis.  This doesn’t mean that you can’t live in the same room, just that each of you will need your own licence. The price of the room is charged @ 1.5 the original room price.

  • How much notice do I have to give you?

    We require 28 days written notice when you decide to leave a property.


  • How much notice do you have to give me?

    You will be given 28 days notice in writing.


  • Where are your properties?

    Our properties are located all over the South East of England.


  • Are the rooms furnished?

    Rooms are supplied unfurnished. There may be times when furniture is available, this is dependent on the property.

  • Can I decorate my room?

    This depends on the building, but most rooms can be painted.  Written permission is required.


  • What facilities are provided?

    All our buildings have bathrooms and showers. You will also get a functional kitchen and a laundry room.


    Guardians will be issued a security key for the front door and the room they wish to occupy. A Guardian can request to occupy another part of the building at any time.

  • Is there WiFi?

    We do not offer WiFi in our properties.  Guardians may request permission to install an internet connection at their own cost.

  • What happens if something goes wrong with the property?

    If there is a maintenance problem, you can notify us by phone or email and we will arrange for one of our maintenance team to attend. We provide a 24/7 number for emergencies.
